DLF Centre is a Grade-A commercial office building on Sansad Marg, immediately adjacent to the Connaught Place central business district of New Delhi. The building is LEED Platinum certified, tenanted by premier occupiers, and sits in one of the most premium real-estate addresses in the country. For such a property the diligence around structural health, durability and operational risk is at the highest level.
A fully occupied Grade-A office tower in the CBD cannot tolerate intrusive testing, dust or noise during working hours. All diagnostic work had to be planned around tenant operations, often at night or over weekends, with strict housekeeping protocols, dust extraction, and seamless restoration of finishes. The building’s premium tenancy also placed a premium on report quality: facility-management and asset-management teams needed clear, actionable findings without alarmist language.
BuildAid carried out a measured, non-invasive structural-health assessment using UPV, Rebound Hammer, cover-meter, half-cell potential and selective core extraction in non-critical locations. Where the brief required it, structural review of specific elements was undertaken in ETABS / STAAD.Pro. Reporting was structured for an institutional audience: clear severity grading, prioritised remedial actions, indicative cost ranges, and a residual-life perspective.
