ONGC, India’s flagship oil and gas company, maintains several employee residential complexes across Mumbai. BuildAid was engaged to assess the structural health of three of these – the Bandra Reclamation colony on the western seafront, the Mahim colony, and the Gokuldham complex at Goregaon East. Each property accommodates large numbers of employee families in multi-storey RCC buildings of various vintages.
The three sites span different exposure conditions: Bandra Reclamation sits directly on the Arabian Sea, with extreme chloride exposure typical of seafront properties; Mahim is in the older, denser urban fabric of central Mumbai; Gokuldham is a large landlocked complex with its own internal road and utility network. Buildings are continuously occupied by ONGC families, so all diagnostic work had to be carried out without displacing residents, with sensitivity to the lived environment.
BuildAid deployed its standard structural-health assessment battery – visual distress mapping, UPV, Rebound Hammer, cover-meter, half-cell potential mapping, carbonation depth, chloride profiling and selective core extraction – calibrated for the differing exposure conditions of the three colonies. The Bandra buildings received deeper corrosion diagnostics given their seafront exposure; Gokuldham’s assessment focused on cover-to-reinforcement consistency and waterproofing-related deterioration. Each block received an individual report and the three colonies were compared against each other to inform ONGC’s estate-management priorities.
